Most of the home-loan market spent the past week pushing variable rates higher. At the same time, three lenders landed on Canstar's database at 5.89% — a reminder that competition hasn't disappeared at the cheap end, even as most of the board has moved up.
The short version
- Canstar's weekly wrap, reported by Australian Broker on 20 October, put Bank Orange, Regional Australia Bank and Summerland Bank each at 5.89% for any LVR — sharing the lowest variable rate on Canstar's database.
- In the same week, 26 lenders raised pricing across 182 variable loans by an average of 0.24 percentage points.
- Bank Orange's own site still shows a Premium Variable special of 5.89% (5.93% comparison) for new lending approved before 1 November 2026, with the establishment fee waived. Its standard Premium Variable starts from 6.54%.
- In our illustration, the gap between 5.89% and 6.54% on a $500,000, 30-year principal-and-interest loan is about $211 a month.
What moved this week
Canstar's latest weekly rate wrap, reported by Australian Broker's Mina Martin on 20 October, shows a busy week of post-September repricing. Variable pricing rose at 26 lenders, averaging 0.24 percentage points across 182 owner-occupier and investor loans. On the fixed side, six lenders raised 56 rates by an average of 0.21 points, while two cut six rates by an average of 0.18 points. Nineteen rates on Canstar's database now sit below 6%.
Against that backdrop, three lenders — Bank Orange, Regional Australia Bank and Summerland Bank — each offered a 5.89% variable rate for any loan-to-value ratio on Canstar's database. Canstar's data insights director Sally Tindall said the market might well have a new lowest variable rate on its hands, and that the baton changing hands was "a clear win for competition at the pointy end of the market."
A few banks have yet to pass on the latest Reserve Bank hike, so rankings on comparison databases can still move. Overnight, GetABetterRate recorded no home-loan rate changes from its panel of more than 40 lenders on 21 October — a quiet session after a busy week.
One important caveat: different comparison databases sample different lenders. On 18 October we reported Greater Bank's 6.09% (6.10% comparison) as the lowest variable on RatesBoard. Canstar's wrap now puts three lenders at 5.89%. Those are lows on each source on each date — not a single national ranking. Always check the date and the database before comparing screenshots.
What one special offer actually says
Bank Orange's refinance page, checked on the morning of 21 October, still advertises a Premium Variable Home Loan – Special Rate Offer 2026 at 5.89% p.a. (5.93% p.a. comparison). The $155 establishment fee is waived. The special is available on Premium Variable loans approved prior to 1 November 2026, and the footnote makes clear it is for new lending only. The same page shows the standard Premium Variable from 6.54% (6.59% comparison), and a Basic Variable from 6.29%.
That gap between a special and the standard from-rate is why eligibility matters as much as the headline. A rate you cannot get — because of LVR, loan size, credit criteria, property type, or because the approval deadline has passed — is not a rate. Comparison sites that list "any LVR" still sit behind those filters. Treat named lenders here as examples from Canstar and the lender's own page, not as a recommendation.
The repayment gap, as an illustration
Here is a worked example only. Actual repayments depend on the product, LVR, fees and your own situation.
On a $500,000, 30-year principal-and-interest loan:
| Rate | Approx. monthly repayment | Gap vs 5.89% |
|---|---|---|
| 5.89% | about $2,962 | — |
| 6.09% | about $3,027 | about $64 a month |
| 6.54% | about $3,174 | about $211 a month (~$2,530 a year) |
Illustration only. Figures are Loanworth calculations for a $500,000 loan over 30 years, principal and interest, ignoring fees and features. 5.89% and 6.54% match Bank Orange's special and standard Premium Variable from-rates as shown on its site on 21 October; 6.09% is the Greater Bank figure we used from RatesBoard on 18 October.
A gap of roughly $211 a month between a special and a standard from-rate is material over a year. A smaller gap of about $64 a month against a 6.09% rate still adds up. But the headline rate is only one input: comparison rate, ongoing fees, offset and redraw, discharge costs and whether you can actually get the product all change the picture.
Before you chase the lowest number
- Check your own rate against today's board, not last month's screenshot. A new low at the tip of the market does not mean your lender cut. Most of the market spent the week lifting rates.
- Read the eligibility before the rate. Specials are often for new lending only, with an approval deadline (Bank Orange's is before 1 November 2026). Credit criteria, LVR caps and minimum loan sizes still apply.
- Look at the comparison rate and the features. Offset, redraw, ongoing fees and discharge costs can wipe a small headline gap. We covered advertised rate versus comparison rate on 10 October.
- Ask your current lender first. A repricing request is free. Having a competing advertised rate handy helps the conversation.
- If you want to switch, check serviceability. A new lender tests you above the actual rate (the APRA buffer). Some borrowers cannot switch even when a better advertised rate exists — we covered why switching is getting harder on 18 October, and how to weigh cashbacks against the rate on 20 October.
- Timing: specials can expire. The Reserve Bank meets on 3 November. A switch still takes weeks, so comparing now is fine — you do not need to wait for the decision unless you want to.

November in one line
The same Canstar wrap noted that unemployment rose to 4.7%, above the Reserve Bank's 4.5% forecast for the final quarter. Tindall said the weaker data would add to the case for a hold at the next meeting. We covered the ABS jobs release in full on 16 October — the cash rate remains 4.60% after the September increase, with the next Monetary Policy Board decision due on 3 November.
